Instead, here’s my advice: find your amazing agent (Oh hey look, here I am!) and chat with a lender super early – I’m talking before you even glance at any houses. Your lender will help you get pre-approved for your home loan. This little step is a game-changer! It'll give you a clear picture of what you can actually borrow and helps you set a super realistic budget. Then, your agent can whip up a custom list of homes just for you, so you're only seeing places that fit your budget. More clarity, way less stress!

 

Tip #2: Set a Budget and STICK To It

Alright, just because you can borrow up to a certain amount, that doesn't mean you should max it out. Seriously, try to avoid overextending your budget, especially with today's market. Things like home insurance, HOA fees (hello, neighborhood fun!), and taxes are on the rise, and you really, really need to factor those in. Bankrate has some super smart advice on this:

For example, a super well-kept condo, a cute townhouse in a fantastic location, or even a house with "good bones" (that means potential, baby!) can be the perfect first step into homeownership. The goal? Get in. Start building some awesome equity. And then, grow from there!
